This single family house built in 1910 was converted into three stacked strata-titled townhouse units with a new in-fill coach house addition. The added density gave the building a Floor Space Ratio (FSR) of 0.75.

An effort was made to preserve the character of the original home. This included restoring certain interior features, preserving the wall framing and roof structure, and using reclaimed wood from demolished buildings for sheathing and framing.

The development includes energy efficient strategies such as radiant floor heating, heat recovery ventilators (HRV's), Low-E, double glazing, and increased wall and roof insulation. Suite metering promotes accountability for energy consumption.

The development also includes an innovative stormwater management system that uses rain barrels, a detention pond, and a "perforated" sump so that there is minimal stormwater overflow to the municipal storm sewer. The property was landscaped with native and drought-tolerant plants, which are watered using rainwater collected from the barrels.

The townhouses are built from materials that include Hardiplank siding (rather than cedar), bamboo flooring, reclaimed fir for cabinet doors, formaldehyde -free MDF for cabinet boxes, and healthy paints. The concrete used contains 50% fly-ash content.
